Even before full launch, Kashigaon–Miragaon station zones sees builder boom
MUMBAI, Jan 24 (The CONNECT) — Mumbai Metro Line 9, the long-awaited corridor extending rapid transit into Mira–Bhayandar, is poised to open its first phase, marking a decisive shift in suburban connectivity and real estate dynamics across the northern Mumbai Metropolitan Region.
The Commissioner of Metro Rail Safety (CMRS) has cleared Phase I of Line 9—the 4.5-km Dahisar–Kashigaon stretch—with operations expected in the last week of January or early February, according to reports.
An extension of Metro Line 7 (Red Line), Line 9 will provide Mira–Bhayandar with its first metro link, connecting residents directly to the Western Express Highway and onward to Andheri through the existing metro network. Initial services will operate between Dahisar East, Pandurang Wadi, Miragaon and Kashigaon, with later phases pushing the corridor deeper into Bhayandar.
Even in its limited first phase, the line is expected to significantly compress travel times compared with road transport, easing pressure on congested arterial routes and suburban rail. For an area long dependent on buses and local trains, the commissioning represents a critical step toward full-scale metro integration.
The phased launch is already influencing property sentiment in adjoining micro-markets.
“Infrastructure is a key driver of real estate value, and Metro Line 9 is expected to act as a transformational catalyst,” said Jayesh Rathod, Co-Founder & Director, The Guardians Real Estate Advisory. “Phased operations will unlock new micro-markets, reduce dependence on congested roads, and integrate Mira–Bhayandar more closely with Mumbai’s economic core. This is likely to attract both end-users and investors, translating into stronger residential demand and steady price appreciation along the corridor.”
Prashant Sharma, President, NAREDCO Maharashtra, said the first phase itself has triggered renewed confidence. “The commissioning of Metro Line 9 marks a transformational chapter in suburban connectivity. Even ahead of full operations, we are seeing heightened interest from homebuyers and investors across Dahisar–Mira–Bhayandar. Metro-linked locations typically see sustained demand growth, especially around station precincts.”
Market analysts note that localities such as Kashigaon and Miragaon are already witnessing higher enquiry volumes and developer activity, with projects near stations beginning to command a premium. The effect is expected to intensify as remaining stations open and the line integrates seamlessly with Metro Lines 7 and 2A.
Beyond housing, Line 9 is also expected to catalyse transit-oriented development, encouraging commercial, retail and lifestyle projects clustered around metro hubs. This could gradually convert parts of the corridor from a pure commuter belt into self-sustaining urban nodes with local employment opportunities.
While Phase I covers only a short stretch, the long-term significance lies in the corridor’s expansion toward Subhash Chandra Bose Stadium and its full integration into Mumbai’s metro grid. As subsequent phases roll out, Metro Line 9 is set to redefine mobility—and property economics—from Dahisar to Bhayandar, positioning the northern suburbs as viable, well-connected alternatives for urban living.
